I don't know why, or what it means; but the growth of homesteaded properties in WVID has flattened out. Since Gran Pardiso isn't growing at all, then we are talking about IslandWalk growth. Big sign at front entrance says sales are up 143%; but there doesn't appear to be any growth in homesteaded properties. Does this mean that most sales are for second homes or investment property? Or, does this mean that some of the early homestead buyers have sold out? Or, has the Property Appraiser's office cracked down on improper homestead claims? I just don't know; but it concerns me if our community is becoming more of a non-resident investor owned community and less of a resident, home owner community.

I do not know how the county accounts for this. Pamela and i applied for the exemption in mid-June, within a week of moving down here full time. We will not be entitled to the exemption until the 2012 tax year. Maybe this is distorting your count a bit.

Good point. I just checked the current property records online and your IW property has blanks where the homestead and exemption code data should be. Perhaps the mystery is solved. I will call the appraiser's office tomorrow and see if I can find out how to determine the true homestead status of properties. I know March 31st is the deadline to apply each year for the following tax year's status. Perhaps they don't post any status changes until the beginning of the new tax year? I'll find out and let you know.
Well.....the application deadline in March 1st of each year not the 31st. And...this is essentially an annual event. Applications are received at any time; but they are only validated and approved by the Property Appraiser in the June-July time period of the FOLLOWING YEAR when the "official" exemption status is posted to the property record database. Learned something new today!
As an approximate estimate of homesteads, I was told I could check for "owner" addresses that are the same as the "property" address. However, that will only be a "good" indicator; not an accurate estimate of how many homesteaded properties there are. I'll have to go back and look at the data again and see what kind of "indicator" I can find for homesteaded population in West Villages.
